James, the co-founder and CEO of Camcos Living, brings nearly three decades of experience in real estate development to his role. His track record includes successive leadership and executive roles at the largest privately owned homebuilder in North America, Mattamy Homes, where he built over 15,000 homes across 45 communities during his 23-year tenure. James is an accomplished executive and has established himself as a respected leader and innovator.

Michael Circosta has over 20 years of experience in development and new home building. Following his time at two of North America’s premier home builders, Michael was Chief Operating Officer and Managing Partner of Sunny Communities, a Richmond Hill-based homebuilder. There, he was closely involved in daily operations with oversight of land development, sales and marketing, product development, budget reporting, cash flow projections, tender negotiations, and contract awards on several key projects, many with construction costs ranging into hundreds of millions of dollars.
Michael is a skilled leader, coordinating multiple parties in each project stage and guiding communities from the drawings to the preliminary and final stages. He is well-versed in the building process and has an extensive history of working closely with architects, engineers, and managers. He is constantly refining the policies and procedures to find efficiencies and improve performance. He understands how to build large new home communities with superior quality on a strict schedule and budget; his industry track record is a testament to that.
